ARCHITECTURAL CONTROL COMMITTEE GUIDELINES

 

Architectural Control Committee: The Architectural Control Committee is the Riverside HOA Board of Directors unless the Board forms a separate committee.

 

Alterations, Additions & Improvements: All exterior alterations, additions, and improvements such as sunrooms, porches, decks, and fences must go through the architectural review process, shall be in harmony with existing structures, shall not detract from the aesthetic appearance of the properties and the community as a whole, and must be approved by the Architectural Control Committee in writing prior to work commencing.  Such requests must be made using the HOA’s Architectural Improvement Application.

 

Mailboxes: All mailboxes must be black in color and style-match those in your section. Mailboxes can be purchased through ACI Supply Co, Inc. The mailbox styles within Riverside include Styles E & F.

 

Lampposts: All lampposts must be positioned in line with other lampposts on your street. All lampposts must be black in color and match the style of the lampposts in your section. The approved lamppost fixture is 1005BK Westlake 21 Inch (black), and this fixture can be ordered online

 

Fences: All fences must be in harmony with existing structures and shall not detract from the aesthetic appearance of the properties and community as a whole. Plain solid plank wood fences that are six feet high and left in a natural wood appearance are preferred for uniformity, but other fence type requests may be considered for approval. Stain colors that enhance the natural weathered appearance of wood are also preferred for uniformity, but other stain colors may be considered for approval. All stringers and support elements must be on the inside and face the yard of the homeowner constructing the fence. Chain link fences and front yard fences are strictly prohibited.

 

Roofing Shingles: Roofing shingles must be of a composite material consistent with the quality and color of roofs in your section. Dimensional shingles are preferred over 3-tab shingles as they typically have a superior appearance and a better warranty. Homeowners may use the identical color and type of shingle when replacing their roofs.

 

Antennae & Satellite Dishes: Satellite dishes and antennae are allowed, but they must be positioned so that they are not visible from the street in front of your home. Additionally, satellite dishes and antennae should not be mounted directly onto roofing shingles, as this can lead to roof leaks over time.
